Our beautiful country home, tastefully decorated in neutrals throughout, provides the serenity you're looking for with the convenience of everything Findlay has to offer, shopping mall is only eight minutes away.
This home has a great traffic flow. The large foyer opens to the 21'x17' sunken living room where the focal point is a beautiful wood burning fireplace with a 7' antique burl-oak column mantel and mirror. To the left in the foyer you can enter the den/bedroom that offers a comfortable place to work or sleep. Walk through the foyer and you will enter the country kitchen with ample Merillat cabinets and a great view of the fenced backyard, deck, stable and pasture.
There are three back entrances to our home. Two off the deck and one through the attached garage. Two doors enter the laundry room that has a large closet. This with a full bathroom next to it, makes it easy to confine the stable dirt in one place. The hallway has a door to separate this section from the main portion of the house.
The 18' long dining room has all-glass Atrium doors that open into the Florida room with a four seat hot tub that over looks the back yard and stable. What a great place to relax after chores and to watch the horses through the seven windows. Off the Florida room is a three level wood deck providing a great place for outdoor entertaining.
On the second floor is the 25'x12' master bedroom with plenty of closet space; an 8'x10' walk-in closet and a second closet measuring 30"x8'. The second and third bedrooms are 10'x15' and 17'x13' also with large closets. A beautiful bath has a full wall mirror above the built-in vanity and sink. Two linen closets provide lots of room for bedding, towels and storage.
The full dry basement is over 1,000 sq. ft. with large brick fireplace. We had an Elevation Engineer check our home's elevation and have a certificate stating there is no need for flood insurance.
Horses have plenty of room, also. The 30'x80' stable has a 30 yr. dimensional shingle roof put on five years ago. There are 14 stalls, a grain room, tack room, a 6'x10' indoor kennel with 8'x15' outdoor run for your dogs. The stalls all have deep footing with rubber mats on top. There is a water hydrant at each end of the stable and the aisle way has mats. Three sets of crossties have spot lights for easy grooming of the horses. There are five pastures, a 60' round pen, paddock. The fencing is wooden fence and safe 2"x4" wire horse fence. An additional 30'x36' Morton barn provides space for hay, bedding, and an asphalt aisle for parking a car. Everything on this property from the house, to the stable, to the pastures has been excellently maintained and well cared for.

Second Idea:
The University of Findlay has English and Western Equestrian Studies. I have boarded University of Findlay students' horses for more than 18 years. Some students have asked to rent our basement so they could be close to their horses. This home could be used to house 6 students, who board their horses in the stable out back. At $200 a month per students, that is $1200. The students would appreciate the at-home feel and the convenience of walking to the stable to care for their horses.
The stable holds 14 horses and at $100 a month self-care; that is $1400. The total income would be $2600 a month. (Self-care would eliminate any need for closer management which is needed for Full care.) The income from the students alone would easily pay for the monthly mortgage payment. Meanwhile you are building equity in the property with good cash flow.
